Retired & returning from overseas. South west

We returned to the UK last Autumn, having spent 14 years in Mallorca. Although we knew we wanted to live in southern England, we didn’t really have a clear idea beyond that, having been gone so long. We tried to go it alone for a month or so with unsatisfactory results, then remembered that a friend had recommended Daniel. After an afternoon of getting to know each other, we embarked on our quest.

Daniel didn’t have it easy. Although fairly clear about what kind of house we wanted and a budget, we really didn’t know where we wanted to be. So together we identified a few areas, and then promptly changed our minds. Repeatedly.

Daniel never stopped smiling, and was always positive about our new choice. He had good ideas too, things that hadn’t occurred to us, areas he thought we’d like, and so forth. When we were focusing on locations Daniel hadn’t previously been familiar with, he made it his business to become well-versed in them. A couple of times when we thought we had found the perfect place, he went beyond the call of duty.  Daniel sought out information about whether there were any plans for developments in the area, what recreational possibilities there were locally, and other issues he knew were important to us, complete with maps and links to useful websites.

We had originally signed a three-month contract with Daniel and as that deadline loomed, we changed all the parameters again. This time, though, we had circled back to Daniel’s home stamping grounds. That proved to be the answer and we found our perfect house. Daniel then suggested an excellent solicitor, and our offer was quickly accepted. He then recommended a surveyor, and thereafter  an architect to help us with some improvements we wanted to make.

After four months in our new house, we are as delighted with our choice as we were from the start. Daniel was invaluable to us throughout the process. Most importantly he became a friend.

Was working for a private equity firm in London, taking 2 hours to get in from Marlow everyday. Needed to find a place in town. Issue – no time!! Needed a 2-bed flat within easy taxi ride of the office and near Euston and Paddington stations. Chose Marylebone with it’s nice London village feel.

Seeing a myriad of estate agents, after a coffee in the high street, realised I needed help. Remembered that Daniel found properties inside and outside London, so called him in, met for a drink or three, looked at a map and gave him a spec. Daniel met many, many agents (there are 30 in Marylebone. Who knew?!) He did all the legwork and saw over 30. We spent one day (!) viewing and I found the perfect place.

Was a cash buyer so could move fast. Offered the asking, which was accepted and moved for quick exchange (no such thing!).

Dan then managed other aspects of the move; chased solicitor, sorted parking space, utilities & TV. Took all the mundane admin away. I only got involved to make decisions. He let me know what to do in each instance, what docs to sign and websites to visit for council tax etc.

The process was as painless as it could be and I got just what I wanted.

Took us 3 months and from start to finish. 3 weeks to find the flat. The rest was the solicitors…

We were relocating from an overseas posting to Somerset and Daniel helped us identify a suitable home that we ended up buying on his recommendation, without even seeing it. Four years later we are still there, so clearly he did a good job! We narrowed down our search to a couple of villages and he then familiarised himself with the variety of properties available, the leading agents in the area and the going rates. He shortlisted 3 or 4 family houses in the chosen villages and kept us well informed with photos and emailed advice, steering us towards a sensible decision and an appropriate bidding price. Daniel is a people-person with a good feel for the human side of property deals, and as a result was able to advise us on the right offer to make for the right house – which was accepted first time.

Daniel did a great job! I wanted to buy a London apartment to rent out but didn’t have time to research the market, the area, or do viewings. Daniel was able to quickly pinpoint Farringdon as the place to invest. With the new Cross Rail link he identified it was about to benefit from some significant investment.

He spent time talking to local agents and accessed a short list of properties which would work for me. He did many viewings and called or emailed with feedback and photos, if he thought the property would be of interest to me.

Not being emotionally involved, I found he could be more objective about properties than I could; a great help in price negotiations as well as in considering whether a property met my specifications.

Daniel is friendly and able to get on with everyone so I was confident that he’d build a rapport with agents and the seller of the house I bought, which would help me in the purchase process.

I’m extremely happy with how things have gone. The apartment is 5-mins walk from the station which is now one of the busiest in London, connecting The City with all 3 of the London rail networks and directly to Heathrow and Gatwick. The signs are that it’s been a very shrewd investment.

I would use Daniel’s services again and would definitely recommend him to others.
